Top 5 tallest office buildings in Warsaw

Offices in Warsaw are housed in various buildings – from modest lofts in Prague tenement houses, through the characteristic blocks of Mokotow’s “Mordor”, to impressive skyscrapers that are situated mainly in the central part of the city. The tallest buildings in which it is possible to rent an office in Warsaw measure over 200 meters.

1. Palace of Culture and Science (237 m)

The first place among the tallest buildings in Warsaw (and Poland) for over 60 years have belonged to the Palace of Culture and Science. Although the 237-meter structure cannot be treated strictly as an office building, it has got spaces with such a function. A total of 500 office rooms with an area between 16 and 50 square meters make up a total area of 14,000 square meters. The prestigious location and elegant office decoration are characteristic features of the Palace of Culture and Science.

2. Warsaw Spire (220 m)

Completed in 2016, Warsaw Spire is a relatively young offer on the Warsaw office market. At the same time, it is the second tallest building in the city, located in an attractive location next to Rondo Daszyńskiego, at the Plac Europejski. Although its height to the roof is only 180 meters, the whole construction with a spire measures 220 meters. On 49 floors there are 60,000 square meters of usable space, and together with two additional buildings included in the complex, the total usable area is over 100,000 square meters. Samsung (the main tenant), JLL and Adecco Poland have their headquarters here. In the summer of 2019, the skyscraper passed from Ghelamco and Madison IR to the new owner, Immofinanz. The amount of the transaction was EUR 386 million. Offices in Warsaw Spire are among the most modern and prestigious in Poland.

3. Warsaw Trade Tower (208 m)

Undoubtedly one of the icons of Warsaw offices. Located at Chłodna 51, the WTT office building was completed in 1999 and recently celebrated its 20th birthday. According to the media, “it can still fight for tenants with the most modern office buildings” despite its age. The main tenant is AXA company (approx. 13,000 square meters), which in July 2019 extended the contract with the building’s owner until 2030. The total amount of office space in the 42-story Warsaw Trade Tower is over 45,000 square meters, and the area of service and commercial premises measure approximately 2,000 square meters.

4. Q22 (195 m)

The glass building at Aleja Jana Pawła II 22 measures 42 floors and is considered to be one of the most modern and beautiful office buildings in Warsaw. The investment cost about PLN 500 million. Its contruction lasted three years and ended in 2016. As a result, 50,000 square meters of new office space entered the market in Warsaw. Among the tenants, there are Deloitte (main tenant), Echo Investment and EPP. The facility boasts a BREEAM Interim Excellent certificate, reserved for buildings that meet the highest ecological standards.

5. Rondo 1 (192 m)

Considering the skyscrapers created in Warsaw in recent years, the Rondo 1 building can be classified as a bit older generation – but it is still one of the most modern. The office building, measuring over 190 m, was commissioned in 2006 and since then EY remains its proud and main tenant. In addition, space in the building is rented by HCBS, CBRE, KGHM and Volkswagen Financial Services. On 43 floors there are 67,000 square meters of office space, which, as the building manager claims, meet the needs of even the most demanding tenants.

This is the top 5 tallest office buildings in Warsaw. However, in the Polish capital there are more skyscrapers with space for business. Warsaw Financial Center (165 m) is in sixth place in terms of height, followed by: Ch8 (150 m), Mennica Legacy Tower (140 m), Intraco I (138 m), and the The Warsaw Hub, which was recently commissioned at the Rondo Daszyńskiego (130 m).

In total, the Warsaw office market has 5.5 million square meters of space – there is plenty to choose from.
