The office market in Wroclaw has doubled the amount of space in four years and in 2018 broke the symbolic barrier of one million square meters. 1.07 million square meters – this is the amount of office resources in Wroclaw in mid-2019. Facts and figures about the Wroclaw office market are as follows (Cushman & Wakefield’s ‘Office market in Wroclaw – Q1 2019’ report):

  • The total resources of office space in Wroclaw amount to 1.07 million square meters, and the free space is slightly over 100,000 square meters,
  • The vacancy rate is 9.34%, which means a year-on-year decrease of 0.4%
  • New supply of office space equals 16,500 square meters – a year-on-year decrease of 529%. This means that the peak of the investment boom on the Wroclaw office market is behind us, but new space is still being delivered,
  • How much does an office in Wroclaw cost? The average starting rental rate in prime locations is 15 euros per square meter per month. For an office with an area of 500 square meters in the center of Wroclaw, the tenant will pay an average of 7,500 euros per month.

New offices in Wroclaw

Developers recognize the business potential of Wroclaw and willingly invest in the capital of Lower Silesia. There are about 170 business service centers in the city (BPO, SSC / GBS, IT, R&D), and nearly 50 thousand people work in them. This makes Wroclaw one of the largest business centers of Poland and entails new investments on the office market.

  • West 4 Business Hub. The construction of this commercial, service and office complex will be completed in 2020. The office space (class A) will amount to 80,000 square meters, and 15,500 square meters of usable space will be available for use in the first stage of the investment.
  • CU Office. The investment is scheduled for completion in the fourth quarter of 2019. The office space of seven-storey buildings is 23,000 square meters. One of the largest transactions on the Wroclaw office market took place here in 2019 – Softserve Poland has rented 4,400 square meters at CU Office.
  • City Forum / City 2. This modern complex of two A-class office buildings offers 24,000 square meters of rentable space in a prestigious location near the Wroclaw market square.
  • Business Garden. It is currently the largest office building being constructed outside Warsaw, with a total area of 117,000 square meters. Nine office buildings are located in one area with a garden and restaurant pavilion.
  • Centrum Południe. The complex of two office buildings, which Skanska is building for EUR 52 million, is to be put into use in mid-2020 and will offer tenants 26,000 square meters of modern space. In the future, three more office buildings will be built as part of Centrum Południe. It is said to be “the beginning of a Wroclaw city and business center”.
  • Nowy Targ. This is another investment of Skanska in Wroclaw. On seven floors there is a total of over 19,000 square meters of office space.
